What to include in the written scope
The best scope starts with the ingoing property condition report and the property manager’s written instructions. Photos help identify heavy build-up, access limits and extras before the appointment.
Common inclusions
- Kitchen cupboards, benches, sink and splashback
- Quoted oven, cooktop and reachable rangehood work
- Bathrooms, toilets, mirrors and fittings
- Living areas, bedrooms, wardrobes and skirting
- Interior glass, sills and reachable tracks
- Vacuuming and mopping of agreed floors
What needs separate confirmation
A useful quote identifies exclusions and practical limitations as clearly as inclusions. That is especially important when access, surface condition or specialist treatment could change the work.
- Damage, mould remediation and pest treatment
- High or unsafe exterior glass
- Heavy wall washing unless quoted
- Carpet steam cleaning unless itemised
- Outdoor, garage and balcony work unless included
How to get a more accurate quote
Provide the suburb, property type, room counts, planned date, access details and clear photos of anything heavily soiled or hard to reach. Attach the relevant condition-report or agent-checklist pages if available.
Before the appointment
Remove belongings from the agreed work areas, keep water and electricity available and confirm parking, lifts, keys and the handover deadline. Tell the provider about delicate finishes, existing damage or areas that should not be treated.
After the agreed work
Walk through the property against the written inclusions while access is still available. Photograph the completed areas, keep the invoice and raise any scope question promptly with the provider.
